EPIC Housing Foundation (EHF) is a non-profit 501(c)3 organization whose mission is to help American Vets with their housing needs, as well as re-stabilize neighborhoods and communities in Southern California by acquiring, rehabilitating, and returning REO and foreclosure properties to home-ownership status as quickly as possible.
- Lease-To-Own Affordable Housing Program – This program will be for those who are currently unable to qualify for a loan. These tenants
will be offered the opportunity to participate in a Lease-to-Own program, where they will be provided credit repair and financial counseling, placing them in a position to purchase the property they are leasing as soon as possible. Many will be able to buy the home within 6-12 months. - Long-Term American Vet Housing Program – This program is for long term housing of disadvantaged veterans. The tenants will have the option to stay in the property as long as they need to, and eventually purchase the property using conventional or VA loans. The hallmark of this program is that the rent payments will be matched with the person’s ability to pay, rather than being based on market rents.
- Homeless American Vet Housing Program – This program will provide temporary and transitional housing for homeless American Vets. It will also provide PTSD and drug/alcohol addiction counseling, with the goal of assimilating homeless Vets back into the society, with the goal of placing them into long-term housing.
- Financial Counseling Program – Purchase and Resale Program buyers will have an opportunity to participate in free financial education workshops, while the Lease-to-Own and Long-Term American Vet Housing Program participants will be required to participate in the financial education workshops. The workshops will cover the topics listed on the Financial Counseling Page.
- Purchase and Resale Affordable Housing Program – EPIC Housing Foundation will acquire REO homes, fully rehabilitate them using FHA standards, and resell them to low- to moderate-income homeowners in need. These homes will be the pride of the neighborhood and will increase property values in the immediate locale.
Our goal is to not only place families and American Vets in their own homes, but to also keep them there. By providing these individuals and families with counseling and financial education, we will help them obtain financial freedom so that they can take control of their finances, pursue their dreams, and relax again.
